WITHDRAWN: 22 units on 3 parcels on Ballentine Street?

Ballentine Place subdivision is withdrawn for now but will likely return to the Planning and Zoning Commission this year

They were applying to subdivide 3 parcels at the corner of Ballentine and Central into a new subdivision of 11 lots containing 22 two, three and four-bedroom units. According to their latest submission, all of these units except 10A are for sale. Unit 10A pictured below is listed as a single-family home in their packet, although it appears to share walls with another unit.

The applicant was requesting three variances from the Bay St. Louis Subdivision Regulations:

  1. Section 308.6 states,” No street with a cul-de-sac termination shall exceed 600 feet.” The applicant requests the terminating street with a cul-de-sac to be 888 feet which will require a variance of 288 feet.

  2. The applicant requests a variance to reduce the required 100 foot Right of Way width for a cul-de-sac to 50 feet wide.

  3. A T-Head Turnaround violates City code. The applicant is requesting a variance for a T-Head turnaround along the main road for vehicles, including fire trucks.

Developers are already approved for one subdivision and are requesting approval for two more. They are trying to cram 39 house lots between South Beach Blvd and 3rd Street. The entire property is classified as wetlands and has two major watersheds for the City of Bay St Louis, draining water to the bay from as far away as US-90. Their plan will fill in wetlands, cut down more than 90 ancient oak trees, disrupt drainage, increase traffic, and place unnecessary challenges on our infrastructure.
